开学搬宿舍、找房子：押金、水电、房东的英文怎么讲

Part 1 · 从看到房子到约看房

先约时间，到现场再确认格局和家具

租房网站上刊登出来的那一条房源信息叫 listing。这个字指的是被刊登出来的那一则广告，所以可以说 I found the listing on a rental website last night.，但不能用它指房子本身。

看到喜欢的房子之后要约时间过去看，这件事美式英文叫 showing。tour 和 viewing 在美国也通用，三个字可以互换。约时间的时候你可以直接跟房东或房产中介说 Can I schedule a showing this Saturday afternoon?

到了现场第一个要确认的是格局。中文说的“单间公寓”，也就是开间，起居、睡觉、厨房在同一个空间，卫浴另外隔开，这种在美国叫 studio：It’s a small studio, so the kitchen is right next to the bed.

第二个要确认的是家具。furnished 是带家具的，unfurnished 是不带家具的空房。看房的时候可以问房东 Is the apartment furnished, or do I need to buy a bed?

Part 2 · 谈租约和费用

签名之前，把期限和费用问清楚

决定要租之后，跟你签约的那个人是 landlord（房东），你的身份是 tenant（租客）。landlord 现在不分性别都能用，landlady 是比较旧的说法。tenant 会出现在合同条文和法规上，口语里也照用：The tenant pays the rent on the fifth of every month.

那份合同本身叫 lease，也可以当动词：The lease is for one year, starting September first.／I’m leasing a studio near campus.

签约当下要付的押金，美式租房叫 security deposit。只说 deposit 也听得懂，但 deposit 在英文里泛指各种订金，房产中介口中的 holding deposit 是“先帮你保留这间房”的钱，跟押金是两笔钱。security deposit 通常是一到两个月租金：The security deposit is equal to two months’ rent. 退租时如果墙上有洞或地板损坏，维修费从这笔钱里扣，剩下的退还。

每个月的水电燃气和垃圾清运，英文用一个字包起来叫 utilities。租房广告上常写 utilities included：Are utilities included, or do I pay them separately?

Part 3 · 住进去以后想提前走

转租之前先问房东同不同意

租约还没到期就想搬走，把房间转给别人住，这个动作叫 sublet。名词动词同形：I want to sublet my room for the spring semester.

多数租约会写明转租要房东书面同意，所以动作之前先问房东 Does the lease allow me to sublet?

另外两个实用说法：搬进去那天叫 move-in date，室友美式叫 roommate，英式是 flatmate。
